Okanagan Home Buyer Snapshot – September 2025

The latest stats from the Okanagan Mainline Real Estate Board (OMREB) paint a clear picture of today’s market trends:

  • First-time buyers continue to make up a strong 27% of all purchasers, showing that new buyers are still finding opportunities despite higher borrowing costs.
  • Move-up buyers and downsizers each represent 18%, as many locals adjust to changing lifestyles and family needs.
  • Most buyers (a solid 69%) are coming from within the region, with 15% relocating from Alberta and 10% from the Lower Mainland or Island areas.
  • In terms of buyer demographics, couples without children led the way at 30%, followed by couples with children (25%) and empty nesters/retirees (18%).
  • Kelowna and West Kelowna continue to attract the largest share of buyers (42%), followed by Vernon/Coldstream (15%) and Revelstoke (12%).

These numbers show a diverse and active market with steady local engagement and a healthy mix of first-time and move-up buyers.
